What is included in a monthly mortgage payment?
Four things, usually: principal, interest, property taxes, and homeowners insurance. Add mortgage insurance when the down payment is under 20% on conventional, and on most FHA loans regardless. This calculator shows all of it, plus the ownership costs people forget like maintenance, so the number you plan around is the real one.
Why does mortgage insurance change so much between scenarios?
Conventional mortgage insurance is priced to your credit score and down payment, so the same house can carry a very different payment for different buyers. FHA charges set premiums instead. That swing is exactly why it's worth having a lender price both programs against your real file before you commit.
How close will this be to my actual payment?
