Four things to know

Do I need my own agent to buy new construction?

The sales rep in the model home works for the builder. Your own agent represents you, negotiates the incentives and the contract, and the builder pays that commission out of its marketing budget. Most builders only honor it if your agent is registered on your first visit, so tell them before you walk in.

Are the incentives on this page guaranteed?

No. They are the builder's advertised offers on the date shown, and builders change them monthly. Most require using the builder's affiliated lender. Sean confirms the current offer with the builder before you write.

Can down payment assistance be used on a new build?

Often, yes. Maryland and DC programs generally allow new construction within their price limits, and a county program can stack with a builder's closing cost credit. Each community card lists the programs that cover its county; the program and your lender decide eligibility.

What is a quick move-in home?

A home the builder has already started or finished, so you close in weeks rather than months. Builders usually put their largest incentives on these because they are carrying the cost of the home. The map flags communities that list them.
