TD Right Step is a TD Bank mortgage with as little as 3% down and no borrower-paid mortgage insurance for 1 to 4 unit primary residences. You qualify either on income or by buying in a low-to-moderate-income census tract, where there is no income limit. Separately, TD's page listed a $2,500 grant for a limited time on its HomeReady loans for buyers with income at or below 50% of area median income. TD Home Access, a lender credit program TD announced in 2022, was not on TD's current product page when we checked.

Who qualifies
- Repeat buyers welcome. Right Step does not require a first-time buyer. TD's HomeReady grant listing said at least one borrower must be a first-time buyer.
- Income. Right Step: low-to-moderate income limits apply unless the home is in a low-to-moderate-income census tract, where there is no income limit. HomeReady grant: qualifying income at or below 50% of area median income (checked 2026-09-23).
- Property types: 1 to 4 unit primary residence, Condo, Co-op, Manufactured housing. Must be your primary residence.
- You must get the mortgage from TD Bank. TD lends mainly along the East Coast, which includes Maryland, DC, and Virginia.
- Right Step approval depends on meeting the low-to-moderate income requirement or the home being in a qualifying census tract.
- Homebuyer education may be required for all borrowers.
How to apply
- 1Ask a TD Bank loan officer to check whether the home is in a low-to-moderate-income census tract or whether your income fits the Right Step limit. Sean does not steer buyers to any lender; this is only the path if you choose this bank.
- 2If your income is at or below 50% of AMI and at least one borrower is a first-time buyer, ask about the $2,500 HomeReady grant while it is offered.
- 3Complete any homebuyer education TD requires before closing.
- 4Compare the Right Step payment with no mortgage insurance against an FHA or standard conventional quote before you decide.
Watch out for
- TD Home Access was announced in 2022 with a lender credit, but it did not appear on TD's current product page when we checked. Ask the bank directly whether any lender credit is still offered before you count on it.
- 3% down is not 3% total cash. Closing costs and prepaids are extra unless seller credits, gifts, or a lender credit cover them.
- The $2,500 grant is time-limited and income-limited. TD listed it through 1/29/27 for buyers at or below 50% of AMI.

Right Step is a solid no-PMI option in a lot of DC and Prince George's census tracts where the income cap falls away. Ask TD to run the address first.
Straight answers
Does TD still offer the Home Access lender credit?
We could not confirm it. TD's current affordable lending page listed Right Step, HomeReady with a limited-time $2,500 grant, FHA, VA, USDA, and a community second mortgage, but not Home Access. Ask a TD loan officer.
Is there an income limit for Right Step?
Yes, unless the home is in a low-to-moderate-income census tract. In those tracts TD lists no income limit.
Is there mortgage insurance?
Right Step has no borrower-paid mortgage insurance. TD's HomeReady option carries borrower-paid mortgage insurance at a reduced cost.
